La Zagaleta: a guide to Europe’s most closed-off estate
900 hectares, 230 plots, 2 golf courses, a helipad, and zero public access. Inside one of the most exclusive addresses on the planet.
La Zagaleta is not just a gated cottage community and not a «prestigious area». It is an autonomous world located in the mountains of Benahavís, 10 minutes from the center of Marbella. Today it is considered Europe’s most closed-off residential estate.
900 hectares of hills, forests, and valleys. A total of 230 plots across this vast territory. Two championship 18-hole golf courses, an equestrian center, a tennis club, two clubhouse buildings, a private helipad, a medical service, and security 24/7. And zero public guests. Zero idle crowds. Zero presence on Google Street View.
If you have never been inside La Zagaleta, you probably won’t know what it looks like. It is a gated world by design.
History of creation
La Zagaleta came from a story that already characterizes the level of exclusivity.
In the 1970s, a large estate in the mountains of Benahavís belonged to the King of Saudi Arabia. It was a private hunting ground. In 1991, the land was sold and converted into a residential estate under the La Zagaleta brand, with a philosophy based on the principle of «low building density, maximum privacy, no commerce inside».
Since then, this philosophy has not changed. No new plots are added. No new roads are built. Internal rules preserve the atmosphere of a private empire surrounded by Mediterranean nature.
Location and infrastructure
What makes La Zagaleta unique is the combination of complete isolation and proximity to the best infrastructure of the Costa del Sol.
10 minutes to the center of Marbella. 15 minutes to the yacht in Puerto Banús. 45 minutes to Malaga International Airport. On a clear day, the Strait of Gibraltar is visible from the upper areas, with the silhouette of the Moroccan coast in it.
At the same time, inside the estate you are in a mountain forest. There is no city noise, no roads, and no other buildings in sight. This is the main luxury of the place.
Golf courses
Two championship courses with 18 holes each, available exclusively to residents and their guests. Not a club where you can buy membership. Not a public course where you can play by paying a green fee. Only closed use.
The courses were designed by Bradford Benz and Marcus Gomes and are considered among the most scenic in Europe. With elevation changes, sections along a canyon, and views of the sea and Gibraltar.
Equestrian center
A full equestrian complex with stables, an indoor arena, a coaching staff, and programs for children and adults. Many residents keep their own horses.
Heliport
A private helipad with a direct transfer to Malaga Airport, Gibraltar, and any yacht in the Costa del Sol area. Logistics for those for whom time matters most.
Clubhouses
Two clubhouses on the territory, each with a restaurant, spa areas, a swimming pool, business rooms for meetings, and spaces for private events. Residents use them as «their own social club» without needing to go anywhere.
Security and privacy
This may be La Zagaleta’s main difference from all alternatives in Marbella.
A controlled access system at every entrance. Biometric control. Continuous patrolling of the internal territory. Guest access is allowed only after individual approval by a resident and registration in the system.
Internal roads are private. They are not shown in Google Maps. La Zagaleta does not appear in Google Street View. This means that from outside it is impossible to see what a specific villa looks like or where it is located. For most residents, this is a critically important factor in the purchase.
Buyer profile: international entrepreneurs, owners of large corporations, political figures, media personalities. For them, physical security and absolute privacy are more important than an address with a luxury status.
Architecture and villa style
La Zagaleta is a collection of unique properties, not a uniform development. Internal rules set limits for height, materials, fences, and the landscape. But within these limits, each villa is individual.
Modern villas
The most common style from 2010 to 2026. Minimalist architecture with large glass surfaces, flat roofs, infinity edge pools, inner courtyards, and integration of the house with the landscape. Areas from 1,500 to 3,000 m². Plots from 4,000 m² to 10,000 m² and more.
Classic mansions
Villas from the 1990s and 2000s in a Mediterranean or Andalusian style: terracotta roofs, columns, patios, white plaster with dark wood. Many of these properties are now undergoing full renovation to a modern standard.
New construction 2026
Several new villas will be ready during 2026, including one with a preliminary estimate of €15 million, scheduled for completion in October. This category is the most interesting for buyers who want modern architecture without having to go through renovations.
Prices and deals
Real market parameters for La Zagaleta in the first half of 2026.
Land plots
Starting price for a plot without development from €2 million to €5 million depending on size, orientation, and view. The most premium plots with direct sea views go beyond €8 million.
Ready villas
The minimum price to enter La Zagaleta is about €5 million for a smaller villa on a less premium plot. The average cost of a finished property is about €12 million. Top properties regularly exceed €25 million.
The most expensive villa listed for sale in the first half of 2026 was quoted at €30 million. It is a 3,300 m² mansion on an 8,000 m² plot with 11 bedrooms, 17 bathrooms, a wine cellar, a cinema room, a spa, an infinity pool, and panoramic views of the sea and mountains. One of the most expensive residential properties in the Spanish market in general.
Price per square meter in La Zagaleta ranges from €6,500 to €15,000 depending on the property. This makes the estate one of the most expensive per square meter across Spain’s entire south coast.
Rentals
Villa rentals in La Zagaleta exist, but they are rare. Long-term rentals from €30,000 to €100,000+ per month. Short-term rentals for summer weeks from €15,000 to €50,000 per week, provided the owner is willing to rent (most are not).
Who buys in La Zagaleta
The buyer profile for La Zagaleta is significantly different from the buyer profile of other prime locations in Marbella.
These are usually UHNW families (Ultra High Net Worth) with assets of €50 million and above. Many are citizens of Gulf countries (Saudi Arabia, UAE, Qatar), the UK, Scandinavia, Russia, and CIS countries, as well as the USA.
Main purchase motivations.
Absolute privacy for the family and children. A strong factor for public figures.
Security for both physical and property protection.
The ability to spend several months a year here with full autonomy: your own golf, your own tennis program, your own riding school for children, your own clubhouses.
Long-term capital preservation. La Zagaleta properties historically show structural resilience to market fluctuations and are a «generation asset» passed down through inheritance.
Owner expenses
Buying is only the beginning of the financial picture. The real cost of owning a La Zagaleta property includes several mandatory components.
Taxes at purchase
A standard structure for the Spanish market: 7% ITP for secondary properties or 10% IVA for new construction. Plus a notary and registration of about 1.5%. A lawyer costs 1% to 1.5% of the transaction value.
For a €15 million villa, this means about €1.5 million to €2 million in additional expenses on top of the property price.
Annual taxes
IBI (municipal tax) for a villa in La Zagaleta can be €30,000 to €80,000 per year depending on the cadastral value.
Wealth tax (Patrimonio) for non-residents from 0.2% to 3.5% on assets above €700,000. For a villa worth €15 million, this can be €100,000 to €300,000 per year. The ownership structure (through a Spanish SL company, a trust, a holding) affects the final amount. Tax planning is required.
Community fees La Zagaleta
The estate maintains its infrastructure through regular contributions from residents. Community fees are €25,000 to €60,000 per year depending on the plot size and the club membership category.
Maintaining the villa
Salaries of staff (butler, cook, gardener, security), utilities, pool and garden, insurance, repairs. For a 2,000 m² villa, real expenses are from €150,000 to €400,000 per year.
Total cost of ownership for a €15 million villa: about €300,000 to €600,000 per year in addition to the initial purchase.
How to buy in La Zagaleta
Several practical features of buying in this segment.
Most deals do not go to the public market. Off market properties make up a significant part of all turnover in La Zagaleta. This means that access to the best properties comes through specialized agents with a verified network of contacts within the community.
Full deal confidentiality. NDA agreements are signed at almost every stage. Buyer and seller names are not disclosed.
Internal approval by the La Zagaleta committee. The buyer is vetted and must meet community standards. This is not a formality; it is a real filter.
Thorough legal due diligence. At the level of €10 million to €30 million, any mistake costs millions. A lawyer with international experience working with UHNW clients is required.
Alternatives to La Zagaleta
If La Zagaleta does not fit your budget or format, there are several complexes in Marbella and the surrounding area that are comparable in level, each with its own character.
El Madroñal. A gated estate in the mountains of Benahavís, right next to La Zagaleta. The atmosphere is more intimate than La Zagaleta, and prices are usually 30% to 50% lower. Ideal for those who want mountain privacy but with a smaller budget.
Sierra Blanca and Cascada de Camoján. Gated residences on the slopes of La Concha, closer to the center of Marbella. Less privacy compared to La Zagaleta, but more convenience for everyday life.
Los Monteros. East Marbella, a quiet area with a beach under private control. One of the few in Marbella that is also absent from Google Street View.
Marbella Hill Club. A gated estate on the hill above the Golden Mile with sea views. Less scale than La Zagaleta, but a convenient alternative for buyers who want a centralized location.
Key takeaway
La Zagaleta is not «real estate». It is the purchase of a certain lifestyle for decades ahead: a level of privacy, security, and autonomy that no other estate in continental Europe offers anymore.
Buying here makes sense if you understand that you are not buying a property, but membership in one of the most exclusive real estate owner communities in the world. And if this idea seems valuable, La Zagaleta will most likely remain one of the best investments of your life.
