Why it matters right now
The topic of branded residences has been discussed in Marbella for more than a year, but 2026 is the point when abstract announcements turned into measurable reality. Three fresh signals converged here at once.
The first signal came from the Savills Branded Residences Europe 2026 report, published in early April. Spain moved up to second place in Europe with 22 projects under development, surpassing the UK and trailing only Turkey. The report also records a structural shift: if today the ratio of city and resort projects in Europe is roughly equal, then by 2032 about 65 percent of the supply in this segment will be concentrated in resort locations. For Marbella, this is a direct match to its profile.
The second signal came from sales data. In the first half of 2026, sales of properties priced above 2 million euros in the Golden Triangle increased by almost 20 percent year over year. This is exactly the price range where branded residences operate, and the growth shows that demand in this segment is not saturating—it is accelerating.
The third signal is visible along the coast itself. Between San Pedro and Las Chapas, there is more branded supply per kilometer today than anywhere on the French Riviera. This is no longer a set of isolated projects, but a dense and noticeable wave that is starting to affect pricing across the entire top segment.
What is really being built right now
The most useful reference point is also the only one that is already completed. The EPIC Marbella project with Fendi Casa interiors on the Golden Mile, developed by Sierra Blanca Estates, includes 56 residences and has already entered the live secondary market. Today, EPIC is the benchmark for how branded housing behaves after handover of keys, not in a presentation. For the next wave of buyers, it allows them to physically walk through the property and compare everything else against it.
The largest project on the coast is very likely Design Hills by Dolce & Gabbana. It has 92 residences in five buildings on the upper Golden Mile, on one of the last major undeveloped plots in this area. The developer is the same—Sierra Blanca Estates. The first handovers are planned for 2026, and based on available information, starting prices begin at roughly 4.975 million euros. The interiors are fully designed by Dolce & Gabbana Casa, and by scale the project clearly changes the upper Golden Mile rather than quietly blending into it.
On the opposite end of the same Sierra Blanca Estates portfolio are Karl Lagerfeld Villas. There are five villas in total. Construction began in October 2022 and continues through 2026; the first villa has already been sold. The logic here is the reverse of Design Hills: extreme rarity, boutique scale, architectural expressiveness, and an association with one of the most recognizable names in the world of fashion. Together, the two projects clearly show that branded residences in Marbella do not converge into a single product type.
Beyond Marbella’s administrative boundary, on the Benahavis hillside, sits the Tierra Viva by Automobili Lamborghini project. It includes 53 villas across three design lines, with prices roughly from 3.6 to 8.4 million euros. The developer is Dar Global, and this is the first residential Lamborghini project in Europe. Completion of the first phase is scheduled for mid-2026. Tierra Viva operates in the designer-villas segment and does not directly compete with Golden Mile apartments, making it a separate option for buyers who, in previous cycles, would have looked toward La Zagaleta or El Madronal.
A layer of hotel operators and design brands
Fashion-brand projects are the most visible part of the wave, but the layer of hotel operators that comes with them will, over the long term, have a stronger impact on the economics of ownership. St. Regis residences on the Finca Cortesin estate in Casares are 46 residences under construction, bringing a full resort service infrastructure at the Marriott luxury level. The Marea project with Missoni interiors in the same Finca Cortesin master plan has 65 residences under construction, with a more accessible entry point than launches in Marbella itself.
The remaining projects round out the picture. AÍDA is a collaboration with Bentley Home: eight duplexes near Puente Romano on the Golden Mile. Here the focus is on rarity and address, not on the scale of infrastructure. Ocho de Oro by Versace Home places eight villas in Nueva Andalucía at the stage before construction begins; this is the first notable branded move into the golf valley. Elie Saab Villas add five villas on slopes in the Sierra Blanca and Camojan area, also under construction. Angsana Real de La Quinta brings the hotel-and-residences model from the Banyan Tree group into the Real de La Quinta master plan in Benahavis. Waldorf Astoria Marbella is moving forward through Higueron Marbella Golf Resort and will become the brand’s first property in Spain.
One project requires caution. The long-delayed W Marbella scheme in Las Chapas received an urbanization license from the Marbella city hall in May 2026 for a coastal plot of about 160,000 square meters, with approximately 120 hotel rooms and up to 166 residences. However, publications during 2026 indicate that the association with the W brand is no longer confirmed, and the final operator has not been announced yet. This point should be rechecked before making decisions.

What this wave does to the established Marbella market
Such a volume of branded product arriving at the same time does not pass without consequences for the secondary market around it. Three effects are noticeable.
The first is price calibration. New buyers assess the established supply on the Golden Mile and in Sierra Blanca against the starting prices of Design Hills, Karl Lagerfeld Villas, and AÍDA. This has tied the top end of the secondary market to new-build benchmarks more tightly than in the 2019 to 2022 cycle.
The second effect is concentration of supply. Almost all major branded projects are located in three micro-locations: the Golden Mile, Sierra Blanca, and the resort corridor of Casares and Benahavis. East Marbella remains part of an area where branded supply is noticeably lower, and this asymmetry becomes part of the East Marbella repositioning story.
The third effect is structural. Historically, a pipeline of this depth has positioned the market as one of the global top-tier resort-and-luxury destinations, not as a regional one. Marbella carried that status not as purely as Cap Ferrat or Porto Cervo, partly because of a broader and noisier mid-market segment on the Costa del Sol. The wave shifts this perception so that the effect will outlast any single project. By the time the 2026 handovers are completed and 2027 pre-sales open, the question for luxury buyers will no longer sound like Marbella versus the Riviera. It will sound like the Golden Mile versus Cap d’Antibes, and Sierra Blanca versus Saint-Tropez.
Buyer choices in 2026
The practical question for buyers in Marbella is not whether to ignore the wave, but how to position themselves relative to it.
Buyers who need a turnkey second home with a hotel-level service model are well suited to St. Regis, Angsana, and in the long term Four Seasons. Buyers who value the social gravity of the Golden Mile within a large residential community naturally look at Design Hills or EPIC. Buyers who want maximum rarity and a villa that will not appear again at the same address in this cycle are suited to Karl Lagerfeld Villas, AÍDA, Elie Saab Villas, or Ocho de Oro.
A buyer who chooses an unbranded villa on the secondary market in the same micro-location should make that choice based on its own merits, with a clear understanding of what the wave does to comparable specifications and the broader price context. Branded residences will not displace the established secondary market of the Golden Mile and Sierra Blanca. They will reformat it. Over a five-year horizon, the natural benchmark for a high-budget purchase in Marbella will be not the most recent comparable sale in the same urbanization, but the branded launch that opened pre-sales in the same micro-location one season earlier.
