What is a VFT tourist license

In Andalusia, the official designation for real estate used for tourist rentals is Vivienda con Fines Turísticos, abbreviated as VFT. This is furnished housing that is regularly offered for temporary accommodation of tourists and promoted through booking channels such as Airbnb, Booking, and other platforms.

The license is regulated by regional legislation in Andalusia and is issued through the Andalusia Tourism Register, in Spanish Registro de Turismo de Andalucía. After registration, the property receives a unique number, which in Andalusia is called NRA, in Spanish Número de Registro Andaluz. This number must be included in all rental listings: without it, booking platforms are required by law to remove the listings.

It is important to understand the difference in terms. VFT is the Andalusian designation, while in general nationwide usage a more general term, VUT, is used. It is the same type of license, just in different contexts.

A tourist license is required for short-term rentals, usually for less than two months, aimed at tourists. For long-term rentals of one year or more, regulated by the housing rental law, as well as for mid-term rentals that are not promoted as tourist rentals, this license is not required.

Why the license is so valuable

As of 2026, a significant share of communities in several areas of Andalusia has already voted to restrict tourist activity.

Thus, a property with a valid license is not just a convenience, but an asset that, under tightening regulation, may already be non-reproducible in that location. That is why experienced investors more and more often deliberately look for real estate that already has an issued license.

Key point: the license is transferred with the property

One of the most important questions for an investor is what happens to the license when ownership changes. And here a fundamentally important clarification has been made.

According to guidance that came into effect in 2025, a tourist license in Andalusia is considered attached to the real estate property, not to the owner’s identity. This means that when the property is sold, the license remains valid and passes to the new owner. For properties that have been operating continuously with a valid license issued before April 2025, the sale should not be treated as a new application, which means that, as a rule, the owners’ community does not need to approve it again.

The key formality is notifying the change of ownership, in Spanish cambio de titularidad, which is submitted to the Andalusia Tourism Register electronically. The mere lack of an update does not invalidate the license, but it can create administrative issues, for example when registering on booking platforms, so the notification is mandatory.

This clarification became an important milestone: it removed the previous uncertainty and significantly increased the attractiveness of Andalusia as a place to invest in tourist rentals. Buying a property with a valid license now means you can continue renting with minimal formalities and almost no downtime.

Important update for 2026: the national register

Regulation in this area continues to change quickly, and here an honest clarification is needed. Starting in July 2025, an additional layer of registration was introduced at the national level: a national number known as NRUA, which was supposed to work on top of the regional license.

However, in 2026, the Supreme Court of Spain declared the national NRUA register unconstitutional, considering it an intrusion into the competence of autonomous communities. As a result, the national NRUA number and the related annual reporting, based on available data, are no longer applied, while the regional VFT license with its NRA number and the single-window system continue to operate.

This example clearly shows how dynamic tourist rental regulation remains. That is why it is critical to check the current status of any requirements with a specialist lawyer immediately before the transaction, rather than relying on information that is even just half a year old.

What to check before buying

If you are purchasing real estate with the intention of renting it out to tourists, it is extremely important to carry out a thorough check before signing a preliminary contract. Specialists recommend several key steps.

Check the license in the register. Make sure the license number is valid and active, and that the address and owner details match the property and the seller. The Andalusia Tourism Register is public.

Check the building’s planning classification. Through an extract from the property register, in Spanish nota simple, it is important to confirm that the building has an acceptable status for tourist use.

Check the bylaws and decisions of the owners’ community. You need to obtain a written certificate from the community administrator, in Spanish administrador de fincas, confirming that the community has not voted to ban or restrict tourist rentals. This is especially important given the community veto right.

Check that there are no open violations. It is worth making sure there are no unresolved sanction proceedings related to the property.

Secure the license transfer in the contract. It is reasonable to include in the preliminary contract the seller’s obligation to transfer the license, ideally with a penalty clause in case of non-compliance.

Owner obligations

It is also necessary to keep the data up to date in the register and comply with tax obligations related to declaring rental income.

It is also worth considering the tax side: Spanish tax residents pay tax on net rental income using a progressive scale, while non-residents are generally taxed at a fixed rate on gross income without deducting expenses. The specific conditions depend on status and circumstances, so they should be discussed with a tax advisor.
