What is NIE
NIE stands for Número de Identidad de Extranjero, meaning a foreigner identification number. NIE serves as a tax and identification number. It is required for any legally or economically significant actions in Spain. At the same time, NIE by itself does not grant the right to permanent residence in the country: it is an identifier, not a residence permit.
NIE and TIE: what is the difference
These two terms are often confused, so it is important to distinguish them.
NIE is the number itself, the foreigner identifier. It can be issued to both residents and non-residents. The document confirming that NIE has been assigned to a non-resident is a paper certificate.
TIE, that is Tarjeta de Identidad de Extranjero, is a plastic card ID that residents receive after applying for a residence permit. The TIE card also shows the NIE number, but the card itself confirms the resident status.
In other words, NIE is the number, and TIE is the physical resident card in which this number appears.
When NIE is needed
NIE is required in a wide range of situations:

Ways to obtain NIE
You can get NIE using three main methods, depending on where you are located.
In Spain in person
You apply to the local police office for foreigners, in Spanish Oficina de Extranjería, or to the police station that handles these matters. For submission, you need an appointment in advance, in Spanish cita previa, which you book online on the official portal.
Through the Spanish consulate
If you are not yet in Spain, you can request NIE through the Spanish consulate in your country of stay. This is a convenient option for those who want to get the number in advance, before arriving.
Through a representative with power of attorney
NIE can also be arranged without your personal presence if you issue a notary power of attorney to a representative, for example a lawyer in Spain. This method is often used by real estate buyers who cannot come in advance.
Documents for applying for NIE
The basic document set includes:
A completed application form EX-15. The form is filled out in two copies in Spanish, indicating only accurate information. The signature is made in the presence of a Spanish official when submitting the application.
A valid passport for international travel and a copy of it.
Justification for obtaining NIE. You must state and, if necessary, confirm the reason: for example, the intention to buy real estate, open a business, or sign a transaction.
Proof of payment of the government fee. The fee is paid using a form called tasa modelo 790.
For processing through a representative, a notary power of attorney is additionally required.

Timelines and cost
The government fee for obtaining NIE is small and is about a few dozen euros. For real estate buyers in Marbella, NIE is a mandatory condition of the transaction. Without it, you cannot sign the notary purchase and sale deed escritura and register the property in your name.
