In this article, we break down real prices for 2026 across all key expense categories. We show three typical budgets and explain where 90% of people planning to move to Marbella go wrong.


The main mistake of those trying to calculate the cost of living in Marbella is that they look for a “middle number.” There isn’t one.

A real budget is made up of four variables:

Housing type: a studio in San Pedro or a villa in Sierra Blanca differ by 10 times.

Lifestyle: a daily dinner at a restaurant or home cooking with products from a farmers market.

Family size: one person, a couple, or a family with children in an international school.

Transport: with a car or without one.

Housing: the biggest expense

Long-term rent

A long-term contract (from 11 months) offers the best prices and stability. The 2026 market:

Studio or 1-bedroom in the center of Marbella or San Pedro: €1,000 to €1,500/month.

2-bedroom apartments in Nueva Andalucía, San Pedro, Elviria: €1,500 to €2,500/month.

San Pedro de Alcántara: €4,200/m².

Nueva Andalucía: €5,654/m².

East Marbella (Elviria, Los Monteros): €3,500 to €8,772/m².

Hidden expenses people forget

A few budget categories that new residents regularly underestimate:

Income tax in Spain. As a resident, you pay tax on worldwide income. A “post-tax” budget usually differs from what you expected by 20% to 40%.

Property tax IBI. About 0.4% to 1.1% of the cadastral value per year for owners.

Wealth tax (Patrimonio). In Andalusia, it is formally 0% for most residents, but it requires filing a return for assets above €700,000.

Lawyer and tax advisor. €1,500 to €5,000/year if the tax structure is complex.

Insurance. Housing, car, healthcare, and liability. In total: €2,000 to €5,000/year.
